Creating an MLS Input Form

This article walks you through creating an MLS Input Form for a listing transaction in Click.

Written by Pat Toohey

An MLS input form is the sheet you fill in to get a listing into the MLS. Click can build it from the data it already holds about the listing, so most of it is answered before you start.

Step 1: Open the listing transaction

Find the listing transaction, open it, go to its Envelopes tab and click New Envelope.

Where the input form lives depends on your state. In some states it is its own envelope type on that screen. In others it is inside Other Documents, as one of the documents you can choose. This article follows the Other Documents route.

Step 2: Set the envelope up

Your seller and the listing are already attached to the transaction, so there is little to do here: answer Who are you working with?, confirm your seller, then on the Edit step give the envelope a title and answer Do you want to Create or Upload documents? with Create.

That sequence is shown step by step in Creating an Amendment, which starts the same way.

Step 3: Choose the input form

In Which document(s) do you need?, use the search box rather than scrolling, and tick the input form that matches the property — single family, duplex, multi-family, condominium or land. Then click Next. Depending on your MLS, the choice may carry its name — for example HAR - Input Form (Single Family).

Pick it here, not from the Document Library. The same input forms also sit in the Document Library, under Click → MLS, but a form added from there arrives blank. Choosing it in this question is what lets Click fill it in for you.

Some MLSs also offer a first-page-only version, chosen in the Listing Agreement envelope under Files & Additional Clauses (for example Northstar - Listing Input Form (only 1st page)).

Click builds the whole form for you, so a single page cannot be removed from it. If you need a page taken out, contact the team.

Step 4: Save the answers you always give

An input form asks a lot, and much of it is the same on every listing you take. Anywhere that is true, save your answer as a default and it will be filled in from then on.

  • Answer the question the way you normally would — showing instructions handled through ShowingTime, for instance.

  • Open the ⋮ menu beside the question and choose Set current value as default.

  • Choose whether it is Only for me or Everyone in the account.

You answer first, then save that answer. The full mechanism is in Step 5 of Creating a Buyer Representation And Service Agreement.

A default is a starting point, not a lock — change it on a listing that needs something else and the next one starts from your default again.

Step 5: Turn on Pre-fill mode before you fill the form in

On the Review step, in the left panel under Fill in for signer, switch on Pre-fill. On a smaller screen, tap Fill in at the top.

  • Clicking a text box opens it for typing immediately.

  • Clicking a checkbox marks it with an X.

  • Without it, every click asks you first what you want to do there — which adds up fast on a form this long.

Watch for it switching itself off. Placing a brand-new text box or checkbox turns pre-fill mode off on purpose, because Click reads that as building the document rather than filling it in. See Using Pre-fill Mode.

Step 6: Hand a field to your seller

Your seller’s initial boxes are already placed. If there is something you would rather they filled in themselves:

  • Turn Pre-fill mode off first, or clicking the field will simply open it for you to type in.

  • Click the field, then the people icon on its toolbar.

  • Choose your seller as the assigned signer.

Step 7: Sign and send

Move to Sign & send. Check the signing order, and from the left sidebar you can download the documents, set reminders, change the order or add a note to your signer. Then send it off.
