Writing a Buyer Offer

This outlines the steps to create a buyer offer using the Click app, ensuring a streamlined process for team members.

Written by Karina Mae Cariaga

Step 1: Start or open your transaction

If you already have a transaction with a signed Buyer Representation Agreement, open it, go to its Envelopes tab and click New Envelope, then choose Buyer Offer. Your buyer’s details come across with it.

If you are starting from scratch, click New Transaction, add your buyer, and choose Buyer Offer as the envelope to create. The first three steps are the same as any other transaction — see Steps 1 to 3 of Creating a Buyer Representation And Service Agreement.

Step 2: Connect the property from the MLS

A buyer offer has five steps rather than four: People, MLS, Edit, Review and Sign & send. The MLS connection is a step of its own.

On the MLS step, type the property’s street number and name, or its listing ID. Pick it from the results and click Confirm. Skip moves on without a listing.

Once confirmed, the listing shows what Click will use to fill the offer — including the listing agent and brokerage.

Click processes the listing and pre-populates the form with its data.

Step 3: Fill in the offer

On the Edit step you will see your overall progress at the top and each section on the left, with a green tick once it is complete. Anything missing is flagged so you can jump straight to it, and Enable auto scroll moves you through the fields automatically.

Looking for one question? Type in Search questions, under Edit sections in the left-hand column. It matches the words in question titles and answer options, not the paragraph or line numbers of the contract. It skips questions hidden by an earlier answer: on a cash offer, for example, the loan questions are hidden, so searching for them finds nothing.

The loan amount. In Texas and Florida, Click asks how you want to enter the loan amount: as a percentage of the sale price or as a fixed dollar amount. The percentage is the loan, not the down payment: with 40% down, the loan is 60% of the sale price. Minnesota asks for the Down payment percent instead.

About MLS data: a field filled from the MLS carries a small icon. If you change one of those values it turns orange, so you can see you have overwritten what the MLS supplied.

Saving the answers you use on every offer works the same as on any form — see Step 5 of Creating a Buyer Representation And Service Agreement.

Step 4: Add the listing agent

In Transaction Parties, say who you will be working with on the listing side. The Listing Agent card has its own MLS search: type the agent’s name or MLS ID and pick them, and Click fills in their name, email and broker firm for you.

Search the agent on this card — picking them fills the three fields underneath.

Step 5: Email the offer to the listing agent

Further down the same section, Click asks AUTOMATICALLY email signed Buyer Offer to the Agent on the Listing Side? Answer Yes and the offer goes to them as soon as your buyer signs.

The AUTOMATICALLY email question answered Yes, followed by a rich text box for custom text to include in the email to the listing agent

Saying Yes opens a box for a message that goes out with the offer.

Two follow-up questions decide who else gets a copy:

  • COPY the loan officer to the offer emailed to the Listing Agent? — Yes asks for their name and email.

  • Additional people COPIED to the offer emailed to the Listing Agent? — choose None through Six, then give a name and email for each.

Step 6: Add the supporting documents

Files & Additional Clauses is where the rest of the package is assembled:

  • Type of disclosures provided by Seller — a disclosure statement, disclosure alternatives, or not provided by the seller

  • Do you want to include any other files? — the Dear Seller Letter, Buy As Is Addendum and the other optional documents

  • Preset and additional clauses, with the Clause library for wording you reuse

  • Uploads, which you can place at the beginning or the end of the offer, or keep separate from it. Drop a file in, use From Library, or, when the envelope belongs to a transaction, From Transaction to add a copy of a document already on the transaction’s Documents tab, such as the signed buyer representation agreement. When the connected listing has MLS documents attached, a From MLS option appears too, letting you add a copy of one of those straight from the listing.

The seller’s disclosure and the optional documents are chosen here.

The pre-approval letter and proof of funds are uploaded in this section too (in Texas it is called Files & Special Provisions).

Step 7: Review

Click will not let you move forward while a required section is incomplete — click Go to section to jump to what is missing. If you said earlier that you would include the seller’s disclosure, Click requires it before you can review; go back and answer no and the requirement disappears.

On the Review screen every field is pre-filled and your buyer’s initials are already placed, shown in blue ink so it is easy to see what has been completed. Scroll the left sidebar to reorder the documents.

Step 8: Sign and send

On Sign & send you can view and adjust the signing order, set reminders and add a note to your signer. Because you chose to email the listing agent automatically, you also get a preview of exactly what they will receive — the PDF, the email template, your custom note and the top-line items of the offer. That section is covered in Automated Emails in Click Contracts.

Click Sign now, complete your own fields and click Finish. Your client gets the same signing experience, and you are returned to your home screen.

Step 9: Track the offer

Open the transaction and go to its Envelopes tab. The offer is listed there with a preview, its delivery status, and confirmation that it will be sent to the listing agent once your client signs.
