Creating a Listing Agreement

Creating a Listing Agreement This article walks you through creating a Listing Agreement in Click, from starting the transaction to sending it for signature.

Written by Karina Mae Cariaga

Step 1: Start a new transaction and choose Listing

Click New Transaction in the top right of your dashboard, then choose Listing as the transaction type. You are already filled in as the Listing Agent.

Choosing Listing turns the two cards into Listing Agent and Seller.

Click Add seller and pick your seller from your contacts, or use Add Contact to enter a new one. The transaction name then fills in from their name, and the envelope question offers Listing Agreement, Disclosures or Neither, with the agreement already chosen.

Step 2: Connect the MLS listing

Under MLS Listing, click Connect MLS Listing. Choose your MLS, then type the address of the property you are listing, street number first, or its listing ID.

A property that was previously listed, expired or closed still shows up, so you can pull its information forward into the new listing.

When the search returns a single property it is selected for you — just click Connect Listing.

If the search returns more than one, click the right property first. Then click Connect Listing.

Step 3: Choose which listing fields to bring in

Click shows you everything it found on the listing and lets you decide what goes into the transaction. Tick the fields you want, or use Select All, then click Include Selected — the number in the button is how many you have ticked. Skip brings none of them.

Most fields start unticked, so decide deliberately what to bring forward.

Two things worth knowing here:

  • You typically will not want the previous MLS Number, since a new one is created when you submit the listing.

  • Coming Soon? is one of the rows in this list — that is where you decide whether the property comes across as coming soon.

Then click Create Transaction. Click creates the transaction and opens the listing agreement straight away.

Step 4: Fill in the agreement

Your information and your seller’s are already in place, and you can add approvers or people to be CC’d once the agreement is signed. The steps run across the top: People, Edit, Review and Sign & send.

Fields that came from the MLS carry a small icon. If you change one of those values it turns orange, so you can see at a glance that you have overwritten what the MLS supplied.

Saving the answers you use on every listing is the same on any form — see Step 5 of Creating a Buyer Representation And Service Agreement. Once your defaults are set, the target listing price is often the only field left to fill in each time.

Leaving the price blank for a wet signature

If you plan to print the agreement and agree a price with your client in person, choose Leave blank for wet signature. Click then asks for your best guess at the listing price for its own records — the question says so itself: will be left blank on Listing Agreement. Nothing you type there appears on the PDF.

If you would rather fill the price in and have it appear for e-signature, enter it directly instead.

Step 5: Review, sign and send

On Review, everything is filled in from your answers in blue ink, the initial and signature boxes are already placed, and all included documents are listed in the left sidebar, where you can drag them into the order you prefer.

On Sign & send you can download the documents, set reminders, change the signing order and add a note to your seller, then sign your own portion before sending it off. See Steps 6 and 7 of Creating a Buyer Representation And Service Agreement.

Step 6: Track the envelope

Open the transaction and go to its Envelopes tab. The listing agreement is listed there with confirmation of your signature, its delivery status and a preview of the document. From that view you can also download, clone, sign, void it or set reminders.
